The First Time Too Good To Be True Doesn’t Apply

When we tell people they can get a brand new roof for free, we get a lot of eye rolls. We don’t take it personally. If someone told me they could get my insurance company to pay for a new roof, I would have the same reaction. The whole hail damage pitch seems like just that, a pitch and a scam.

However, it this was a scam, we could not have survived being in business for over 26-years with an A+ Better Business Bureau rating and a GAF Master Elite status. We absolutely would not be a preferred contractor with Allstate, USAA and Liberty Mutual and other major insurance companies.

We would have been turned us in to the MHIC or Maryland Insurance Administration if this was not legitimate. Which all leads to the conclusion that hail damage to your roof and siding  is definitely real and your insurance company is obligated to replace all that is damaged.

Here are the quick and dirty facts about hail damage insurance claims:

  1. Hail must be at least quarter-sized to create damage, like the February 25th storm that hit Bowie.
  2. Hail cracks your shingles and siding, allowing for leaks overtime. The damage is even more apparent and severe if you have an older roof.
  3. Your insurance premiums will not rise if you file a claim because hail damage is considered an Act of God. However, rates my rise regardless of if you file due to the amount of claims in your zipcode in which case, you may as well file.
  4. Modern will do a thorough inspection at no charge to ensure you roof has credible damage. We will give you an honest assessment and if you have no damage, we wouldn’t encourage you to file a claim.
  5. Your insurance will send an adjuster out to inspect for damage. We recommend having a Haag certified contractor be there for your adjuster meeting to ensure your insurance is paying for everything damaged and not cutting corners like paying for half of a roof or not following county code.
  6. After your roof is approved by your insurance company, you can expect us to replace it within 2 weeks. We offer a 10-year labor warranty and several manufacturer warranties as well, all at no extra charge.
  7. It is simple. Your area was hit with significant hail and your home most likely has damage. Replacing Half a Roof is a Bad Idea

We are currently working with a homeowner who had a tree fall on her roof, puncturing several large holes (pictured below). Her insurance company came out and has only offered to cover the back portion of her roof, where the holes are located. The homeowner was unhappy with this decision and called us to intervene.

Why You Should Not Replace Half a Roof

In this situation, our customer’s insurance company is just being flat out unfair. They want to pay for a little as possible, not what is actually damaged. If you find yourself in a similar situation, here are a few points to bring up when only a portion of your roof is being covered.

    1. Differing ages between slopes: Shingles have a lifespan of either 25-years or 50-years depending on if they are 3-tab or architectural. Replacing only a portion of the roof means that one slope will have a different lifespan than the other. This will become problematic when one slope needs to be replaced before the other as most roofing companies will not do half a roof. This is because experienced roofers know tying both sections together at the ridge can be extremely difficult.
    2. Aesthetically, it won’t look right: Shingles look different as they age and therefore, the front and rear slope of your roof will not match. Think of it almost like wearing a brand new sneaker on one foot and one you’ve had for 10-years on the other. It doesn’t matter that they are the same sneakers, they will never match and you will look silly.
    3. Logistically, it can be difficult: Just because the insurance adjuster deemed only a portion of the roof the be replaced, does not mean it is logistically advisable or even possible. Some roofs are too old and brittle to withstand a partial replacement and you end up doing more harm than good. Sometimes, you find rotten plywood and you absolutely have to remove the entire roof to in order to replace with new plywood.
